Here are some AHA's I learned from Scott Kiburz, ARMLS Chair. These are stats for Maricopa County. Phoenix, Buckeye, and other areas have even 𝐡𝐢𝐠𝐡𝐞𝐫 𝐧𝐮𝐦𝐛𝐞𝐫𝐬.
𝐊𝐞𝐲 𝐩𝐨𝐢𝐧𝐭𝐬 (it’s a pun, get it?):
🔑 Less than 1-month’s supply of homes
🔑 1,800 # of pending sales per 𝘋𝘈𝘠
🔑 8.1% appreciation rate (the national average is only 5.8%)
What does this information mean? It means homes are selling fast and for top price. It means multiple offers on homes. It means it is a GOOD TIME to sell your home because you're likely sitting on money you didn't know you had.
It also means that if you're looking to buy, nows's a good time to DIVE IN (not just get your feet wet). A home's equity is steadily increasing so even if you buy and hold, your return will be hefty. People are wanting to move to Arizona and it's truly an exciting time to be in the housing market.
