I know, I know.... deep cleaning is not the way any of us want to spend our weekend BUT it's extremely important while selling your home. When a potential buyer walks in, you want to give them the opportunity to imagine themselves living there. There is nothing worse than being surrounded by unnecessary dishes, toys, picture frames, paperwork, etc...
No one knows your house as well as you do, therefore, make the necessary repairs. If you know there is a leak, crack, and so on... fix it prior to listing it. This will make inspection period and the entire transaction much smoother! Remember, If you do hire someone for repairs make sure you keep all receipts!
3. CURB APEAL
This is the first impression of your home, make sure it's a good one!
Professional Real Estate pictures will make a huge difference!
Typically, agents will send their buyers a list of homes prior to going out and actually touring them. If your pictures are terrible, they will go right past it!
Let's be real, no one wants to tour a home thats 98 degrees inside during AZ summer! We are used setting the AC at a higher temperature while gone but make sure it's cool enough to comfortably view it. Even if the home is vacant, it's still a good idea to keep the AC on or buyers will walk straight out!
6. MAKE THE HOUSE SMELL GOOD
Smell is one of our strongest senses and one that helps with memory. If your home smells a little off, buyers will remember it as the "smelly house." Make sure you don't have old trash and airfresheners are always a good idea!
7. MAKE BUYERS COMFORTABLE
Strive to make potential buyers feel welcomed. Give them enough time to view the home, take any loud pets with you and maybe even provide some water? Your goal is to offer the most pleasant experience!
