Kristen moved here from California and after renting for a year, she decided she didn't want to waste her hard-earned money on a 1-bedroom apartment that she didn't love. Her and her mom decided to invest on a house together and so the home buying process began!
The first step, getting pre-approved, went by fairly fast. They decided to use BNC Bank after shopping around because they gave the lowest interest rate. Once I received their pre-approval letter, I set them up on the MLS portal to view houses in their price point. This is always the fun part! She and I scheduled times to view houses and we ended up putting in an offer on the second home we saw. We went in at asking price and our offer was rejected (no Surprise since our market is SO competitive right now!) Well, it just so happened that that house went back on the market and this time, my clients offered $5,000 above asking price... and we got the house! But... this wasn't the house we ended up closing on... it wasn't even the SECOND house we went under contract with that we closed on... it was the THIRD!
The first house had some foundation issues so we backed out during our 10-day inspection period- no harm done and we got our earnest money back (per the contract). Then, we found another house and went under contract again, offering $5,000 above asking price. This house wasn't in bad shape, but it wasn't in great shape either. There were some things that needed to be fixed, including the HVAC (which in AZ is a pretty big deal!) The sellers agreed to repair the HVAC... or so we thought. Literally the DAY BEFORE CLOSING, we cancelled the contract because the sellers refused to replaced an evaporator coil inside the HVAC, but instead added freon. Doing that was a temporary solution to fixing the HVAC and so we cancelled. Fortunately for my clients, we got our earnest money back. I definitely turned on my lawyer voice to get that money back!
My clients were obviously upset and discouraged at this point but I made sure they didn't lose hope! Sometimes the universe just knows. Sure enough, we found another house that was the best out of all of them! It was so well-kept and the listing agent was much more helpful. It was a little more expensive than the other two but nearly NOTHING needed repairs. It actually ended up appraising for $5,000 higher than what we offered so that meant instant equity for my clients! Everything about this transaction was better, and I have to think that this was the house meant for my clients.
